The Commercial Real Estate practice is a core component of SEB’s service offering. Stanley, Esrey & Buckley has a long history of representing landlords and tenants in commercial lease negotiations.  Since its inception, SEB has represented clients on a local, regional and national scale and we have built a team of attorneys with sophisticated skills who focus on the particular needs of the leasing environment.   We engage in lease negotiation across industries and focus in particular on retail properties, office, and industrial properties.

 

The experience we have gained over time has enabled us to develop a strategic and specific approach to lease negotiation which helps our clients achieve consistent, repeatable results.  Our clients expect, and receive, a combination of sophisticated skills and deep experience, all with highly personalized attention.  We have negotiated in excess of 3,500 leases impacting over 15 million square feet of retail, office and industrial space. Acquisitions & Sales

SEB represents buyers and sellers in the purchase and sale of commercial properties such as office buildings, retail strip centers, power centers, industrial properties, hotels, retirement facilities, mixed-use centers and raw land.  On behalf of our clients, we handle real estate transactions from start to finish, including the negotiation and drafting of letters of intent, sales documents, development agreements, leases, ground leases, easements, options, covenants, and financing documents.

Commercial Lending

SEB represents both borrowers and lenders in all types of commercial lending transactions, including conventional loan transactions, mezzanine financing, securitized loans and loan defeasance transactions.  We also represent borrowers and lenders in loan refinancing, restructuring and workout transactions.

Development & Finance

In addition to aiding clients with the acquisition of real property, we also assist clients with their development needs including negotiating joint venture and development agreements, construction contracts, construction loans, easement agreements and declaration of easements, covenants, restrictions and entitlements.

Real Estate Litigation

SEB has a long history of representing including commercial landlords, investors, lenders, developers, brokers, borrowers, property owners, property managers, homeowners’ associations, contractors, and tenants in disputes arising out of the financing, acquisition, ownership, operation, leasing, and sale of all types of real property.
